Selling your home, where to start

Here are a few great tips on how to create an atmosphere that will charm buyers and encourage them to make great offers to buy your home. Remember that you’ll never get another chance to make a first impression. First impressions are what count! Follow these simple tips and create the competitive edge that will help you sell your home more quickly and for a great price.

 

1.  Selecting the right Louisville Team of Realtors:

  • Find out if the Realtors you are interviewing are a full time or part time Realtors.  Full time agents usually have more experience and will know more tricks of the trade to market your home more successfully.
  • Does the Realtor you are interviewing have a website on which your home will be listed?
  • If so, how many photos will be shown on their website?
  • Does that Realtors website enjoy prominent placement for the most common Google searches such at (Louisville Real Estate)?
  • Will your listing be on Realtor.com?
  • How will the Realtor keep in contact with you and how often?
  • Does the Realtor do email and or text?
  • What is the Realtors pricing strategy. Does he/she price high telling you that they will get that price but knowing a price reduction is likely, or does he/she try to price your home accurately and generate as much market buzz about your home as possible.
  • What will the Realtor do to market your home?  Who pays for that marketing, and who determines when that marketing takes place?
  • If after you listed, and you decide to cancel, who pays for all the marketing that has been done? Beware of this!

  • Does the Realtor have a performance guarantee?  Once you are listed with him or her are you locked in for a set period of time no matter what the performance of the Realtor is?

2.  Pricing Your Louisville Home - The Right Market Value:

When determining the market value of your home, there are several factors that must be taken into consideration. 

  • Understand the Market -

We have just come out of a sellers’ market, not long ago home sellers could reasonably take the last home sale in their neighborhood, add 5% or more to that price and reasonably expect to sell in days, many times with multiple offers.

 

In a buyer’s market, the future home owner is looking for value and it is a good idea to consider pricing your home at market or just below.  Even in a buyers market, homes that present well and are priced correctly can sometimes still have multiple offers in the first week.

  • Don’t overprice your home, unless you don’t want it to sell

No matter what figure you decide upon for the value of your home, if that value is not supported by recent sales in the neighborhood, which are comparable to yours, chances are very good that your home will be overpriced. 

 

Overpricing a home in this market is the worst thing you can do, unless your home is extremely unique then as long as it is overpriced it will sit on the market. 

 

Don't forget that your home must appraise for the selling price. No bank is going to lend money on an overpriced home.

 

In today’s home market the best strategy is to get your home into as good a showing condition as possible and price it slightly BELOW market value in order to create interest and hopefully attract multiple offers.

  • Be Careful where you get your information

The online home value companies: There are many online companies that claim to provide you with the value of your home however these companies can only give you a very rough guess at value mainly because they don’t have enough information about your home, your community and the whole home selling packet within Louisville. 

 

Most simply ask for your address and use the local tax records or last year’s recorded sales to come up with the value they give you. 

 

There is no way for them to know if you recently upgraded or expanded your home, they cannot tell if your kitchen was just recently redone or is original from the 1950’s.  If there is 30 years of deferred maintenance, they surely will not know, and that will significantly affect the real value of a home. 

 

We all know that updates can drastically affect the value of a home, so whether or not your home has been updated will play a significant role in determining your home’s value.

 

3.  Outside Improvements - Small Outside Improvements With A Huge Impact!

  • Trim trees and shrubs
  • Clean out flower beds, mulch and invest in a few flats of seasonal flowers
  • Paint the front door
  • Make sure your windows are free of spider webs and shine
  • Light fixtures are clean and shiny
  • Make sure the doorbell is working properly
  • Wash the mailbox and paint it if needed
  • Keep the front steps swept
  • Add an attractive mat for people to wipe their feet.  

4.  Inside Improvements - Catch The Buyer's Attention And Keep It!

 

Start by airing out the home. Most people are turned off by even the smallest odor. Odors must be eliminated, especially those caused by dogs and cats, soiled diapers and/or cigarettes, strong odor cooking.

  • Wash all the windows in the home (inside and out).
  • If it has been over a year since the carpets have been cleaned, now is the time to have them cleaned. Wood floors should also be waxed or polished.
  • Put bright light bulbs in every socket made for a bulb. Buyers like to see what they are buying.
  • Clean out closets, cabinets and drawers. Closets should look like they have enough room to hold additional items. 
  • Clean off those shelves and countertops.  Make them neat and tidy.  Remember, sometimes less is more.
  • Make sure the furniture has been dusted, and cleaned.
  • Put away most if not all of your family personal pictures. You want the buyer to feel like it is their house, not yours.
  • Make sure rooms are not overcrowded with furniture. Select pieces that look best, and store the rest.
  • Keep the kitchen sparkling clean. Make sure all appliances are clean at all times. Straighten cupboards that appear cluttered and keep floors gleaming
  • Bathtubs, showers and sinks should be freshly caulked. The grout should be clean and in good condition. There should be no leaks in the faucet or traps.

5.  Staging -  Louisville Home Buyers Are Very Demanding, What Is Home Staging And Should You Do It:

  • What is Staging:

1.      Staging is when you enhance the appearance of your home by having a professional interior designer temporarily decorate the interior of your home. 

2.      The cost of staging a home can be anywhere from $2000 to $6000, depending on the size of the home and the extent of the staging. 

3.      Items used to stage your home are usually already owned by or obtained by the stager.  Typically a stager will use art pieces, curtains, linens, various small and large furniture pieces, and area rugs to dramatically alter the appearance of your home.

4.      Many stagers can be paid half of their fee up front, and half at the home’s closing, which makes it a little more convenient.  

  • Benefits of Staging:

1.      Homes, which are staged, do sell faster and for more money on average than the homes, which are not staged. 

2.      In this market with higher than normal inventory levels you many choose to take advantage of the added appeal and value a home stager can bring to your home.

3.      Staging is much more common in higher end homes, where it can have the most dramatic effect.
